The Winery

accommodated more than 300 barrels, and the seller reports approximately 100 barrels of red
wine currently ready for bottling.
The facility was designed around Old World winemaking principles, utilizing gravity where
possible to reduce unnecessary movement during production. Its sustainable infrastructure
includes a 32-well, 32-ton geothermal system, a 10-kilowatt solar array and extensive rainwater
collection and storage.
Approximately 1,300 square feet of upstairs living quarters provides on-site accommodations for

The sale includes the winery equipment, FF&E and related personal property associated with the
Meridian operation, subject to a final inventory and conveyance schedule.
Vineyard
Approximately 19.6 acres are improved with vineyard trellises and irrigation infrastructure,
situated within an approximately 40-acre high-game-fenced area. Lenoir is the primary grape
currently producing. At its peak, the vineyard reportedly yielded a harvest of approximately 51
