The Winery

The primary winery building encompasses approximately 4,000 square feet and is complemented
by an approximately 1,800-square-foot cellar and barrel room. The cellar has historically
accommodated more than 300 barrels, and the seller reports approximately 100 barrels of red
wine currently ready for bottling.

The facility was designed around Old World winemaking principles, utilizing gravity where
possible to reduce unnecessary movement during production. Its sustainable infrastructure
includes a 32-well, 32-ton geothermal system, a 10-kilowatt solar array and extensive rainwater
collection and storage.

Approximately 1,300 square feet of upstairs living quarters provides on-site accommodations for
an owner, manager or guests. An additional unfinished tasting room of approximately 3,000

The sale includes the winery equipment, FF&E and related personal property associated with the

Vineyard
